The Help to Buy scheme applies to first time buyers, or those self-building, a new residential property. It was announced in Budget 2027 that the maximum amount that can be claimed under the scheme increased from €30,000 to €35,000. This increase applies immediately.
To get the increased amount, the purchaser/self-builder must either:
Sign the contract for the new house between 7th of October 2026 and 31st of December 2029
Draw down on the self-build mortgage between 7th of October 2026 and 31st of December 2029
The key qualifying criteria are:
- The first-time buyer must never have bought or built a residential property before, either individually or jointly
- All parties to the purchase or self-build must be first time buyers
- The property must be a new property
- The property must be the purchaser’s home – it does not apply to investment properties.
- The market value of the property (or valuation if building) must be €500,000 or less.
The incentive provides for a refund of income tax and DIRT paid over the previous four tax years. You can claim relief on the lesser of:
- €35,000 (the maximum payable under the scheme)
- 10% of the market value of a new build property
- 10% of the approved valuation of a self-build property
- The amount of income tax and DIRT you paid for the 4 years before the year you apply. (You cannot claim relief on PRSI or USC).
Currently in County Wexford, there are many new housing developments underway and many properties on the market. If you are thinking of buying or building, make sure to check your eligibility for this scheme. Contact our property team
